How can I find out if my preferred villa is still available?

Conveniently, there is an accurate and up-to-date availability calendar located in the description of each Villa. If the villa shows as “On Request”, please don't hesitate in contacting us via email at This email address is being protected from spambots. You need JavaScript enabled to view it. or, via phone at (239) 540-3485. We would love to assist you in making your Florida dream vacation come true.

What are the Rates?

The rates we provide for our Villas are extremely competitive to our location. The Rates for each Villa can be found in their corresponding description and will vary based on number of guests and the according cost for cleaning service. Please be advised that a 6.50% sales tax and a 5.00% tourist tax apply to every rate, additionally. Electricity is billed upon usage unless advised differently, and a refundable* security deposit. Please read the Villa description for details.

Is there a minimum booking duration?

Yes, the minimum duration for booking requests is seven (7) nights.

How do I book my dream Villa?

We kindly ask you to fill out the booking form on our webpage in the “Booking” tab. Upon receipt of your completed booking request form, will send you a confirmation email, which will include further details regarding your booking. Please note that bookings and requests for booking alterations made via telephone are only confirmed and held after a confirmation has been sent by Brigitte Heindl Consulting.

Do I have to sign the booking confirmation?

Yes, the booking request can only be confirmed by signing the rental agreement, and submitting your down payment. By signing the agreement, you are accepting the terms and conditions of the rental and the booking procedures.

When do I need to submit the down payment?

Upon receiving the Booking Confirmation, a down payment of 20% of the full rate will need to be made within 7 days. If your booking reservation is less than forty (40) days from your arrival, the full payment is required within 5 days of Booking Confirmation as it is considered a Last-Minute-Booking.

When is the rest of the payment due?

Your final and full payment is due forty (40) days prior to the start of your booking date. You will receive a reminder email issuing when your final payment is due and the amount due.

What are the payment options?

We offer several payment methods including: US Dollar ($) Check; Wire Transfer; Credit Card (a 3.5% fee will apply); ACH Wire (a 1% fee will apply; USA and Canada Only); Transferwise (only non-USA Countries)

How do I know if my payment was received?

You will receive a Payment Confirmation email from us, which will include any necessary information to make your arrival go smoothly.

How much is the security deposit?

The Security Deposit is dependent on the individual Villas; you can find it listed in the description of each Villa.

How to submit the security deposit?

The security deposit is due at the time of check-in. We are able to accept a US Dollar ($) Check; or Credit Card (a fee could apply)

How do I get my security deposit back?

Upon the wrap-up of your stay, the property manager will tour the property to inspect any newly caused damages that could have occured during the stay; Brigitte Heingl Consulting will then return the Check or release the hold on the Credit Card. Please note that more details regarding the security deposit can be found in the rental agreement.

Do I need travel cancellation insurance?

It is completely optional; however, we heavily recommend doing so just in case you need to cancel your booking, and going with an insurance provider you trust.

What happens if I need to cancel my booking?

If canceling more than 40 days prior to your scheduled arrival date, the cancellation fee is that of the down payment (20% of the full rental cost). If canceling within 40 days of the scheduled arrival date, the cancellation fee is 100% of the rental rate. Upon request you will receive a cancellation confirmation in order to submit it to your travel insurance.

What happens if the villa is being sold during my rental period?

The majority of the villas in our portfolio are bought with the intent to host vacation rentals. In the unlikely event that a villa is being sold, a new owner usually wants to honor the existing bookings.

What happens if the villa is no longer available although I have a reservation?

The owner grants the unconditional availability of the villa during your reserved time frame. In the most unlikely event that your villa might be no longer available (for example if the villa is sold and the new owner does not take over the reservations), we will do everything in our power to transfer you into a comparable villa in our portfolio. If you decide not to accept our alternative villa you have the option to cancel the reservation at no cost to you; and all submitted payments would be refunded in full.

What time can I arrive at the Villa?

On your arrival date you will be able to access the Villa at 4:00 PM. Prior to your arrival you will receive a key or door code from us in order to unlock the villa. For your convenience you don't need to make an appointment to receive the keys. The code will be unlocked from 4:00 PM, onwards.

Are there house rules?

In each villa there is a House Rule Book describing their guidelines. Please read through this book upon your check-in appointment. The proprety manager will go over this information and any questions you may have regarding same at the designated check-in. At Check-In you will find information about the house, departure day and any questions you might have will be answered.

Is there a Check-In appointment?

Upon your arrival at your Villa, you will find a Welcome Letter listing a suggested check in date and time. If you need to reschedule, please call the number on the welcome letter to reach the property manager. During Check-In the property manager will explain all features of the villa and will guide you through your vacation retreat. We will be more than happy to help you with any questions you might have during your stay.

Is there a Check-Out appointment?

On the day of your departure you will be able to stay at least until 10:00 AM. The Property Manager will work with you in scheduling a Check-Out time during your Check-In appointment or shortly thereafter.

How does billing for energy and gas consumption work?

On the day of your arrival, the property manager will read and notate the power meter (and if applicable, the gas meter) corresponding to your villa; you will sign off on the correct reading at your arrival. The same procedure will happen on the day of your departure. The difference is calculated and will be charged accordingly. IN your interest, the power and gas meters in all of our villas are on the outside of the building and freely accessible to you at any time. This allows you to be able to monitor your power and gas usage if desired.

Do I have Internet access in the villa?

Yes. All of our villas are equipped with WiFi internet access. However, we do not take responsibility for the availability of the service and have no influence on the connectivity speed provided by the Service Providing Company.

Is there a fee to clean the Barbeque Grill?

Yes. If you use the Barbeque Grill, a mandatory cleaning fee of $65.00 is due upon Check-Out or thereafter (a griddle grill will have an additional cleaning fee of $40.00).

Is smoking allowed in the villas?

It is strictly forbidden to smoke/vape inside all villas. However, if desired, smoking/vaping is allowed in the pool area; please remember to close villa doors and use the provided ashtrays for this purpose.

Is the pool heated on arrival?

In order to minimize your extra electricity costs, please note that the pools are not heated on arrival. If you would like a heated pool upon arrival, please notify us in a timely manner so we can ensure the same; the property manager will read energy meter upon heating the pool, and an additional $35.00 will be charged.

Is the pool heater working in colder nights?

If the outside air drops below 55ºF, the heating pump will be unable to operate effectively, and failure of such devices is outside of our company’s control and is regarded as an act of nature and no refunds will be given for problems that are due to cold weather.

The villa does have an outdoor fireplace, but it does not work, what should I do?

Outdoor fireplaces are only working in dry conditions, they will not operate if there is humidity inside. Please be aware that after a rain or in very humid conditions it will take a few days for the fireplace to dry up internally, this is not a defect. Thus, open fireplaces fired with wood are not usable in the period from May to October.

What to do if a problem arises?

If an issue occurs, please contact the Property Management Agency in a timely manner to ensure that it is taken care of efficiently. Complaints made after your stay cannot be taken into account.
As our villas are located in residential neighborhoods neither Brigitte Heindl Consulting nor the owner of the chosen Villa can be held responsible for any possible construction; and inclusive of such, the noise created from this. By agreeing to the rental contract, you as the renter, are accepting this possible disturbance unconditionally. In case of construction, you are not entitled to an adjustment of the rental rate or any other deductions or compensations.

Can I change Villas after Booking?

The rental agreement is between Brigitte Heindl Consulting on behalf of the Villa’s Owner and the customer of Brigitte Heindl Consulting. By changing to a different villa, a new rental contract will need to be issued, and must therefore be considered as a new booking. If you would like to move forward in changing Villas, the cancellation fees will apply.

How many people can stay in the Villa I rented?

The agreed upon number of guests found in the rental contract is the number of people that may reside in the Villa during your stay; please note that this number is inclusive of children and babies. Only the persons mentioned by name in the booking are allowed to occupy the house. If additional guests are applicable, they will need to be requested through Brigitte Heindl Consulting, this applies to temporary visitors. If the house is occupied by other or additional persons, Brigitte Heindl Consulting and the Property Management Agency reserve the right to expel any additional persons of the house; and/or cancel the rental agreement and retain the rental fee for the entire remaining period.

Can I bring my pet?

Bringing Pets into the homes of Brigitte Heindl Consulting is generally only allowed if the home is marked as pet friendly; this applies to the pets of any temporary visitors. You can see the pet friendly homes on our website; or contact our office if you are unsure.

Are security cameras allowed?

We would like to inform you that some of our vacation rental villas are equipped with security cameras for safety and protection. Please ask us if you want to know which of the homes have security cameras.

We want to assure you that these security cameras are legal in the State of Florida and are installed for the purpose of enhancing your security and safety. The cameras are only intended to monitor the exterior of the property and are not placed in any of the interior or pool area spaces. Any tampering or covering with the cameras may jeopardize the security measures we have put in place. We understand the importance of privacy and assure you that the cameras are only intended to monitor the exterior of the property and are not placed in any of the interior spaces or the pool area. The footage recorded is only used for security purposes and is only accessed in the event of a security concern.
