Villa Atlantis is an extravagant villa built in 2023, which makes you feel at home the moment you enter. The modern and elegant style makes the villa a luxurious vacation destination for the whole family.

As soon as you walk in the open living room with high ceilings and a view of the pool area and the canal, you will feel comfortable. The sliding doors to the patio open fully and seamlessly connect the inside and outside.

This exceptional property was built on a southeast facing lot. You can enjoy the sunrise and a lot of sunny hours throughout the day.

The house is modern, exclusive, and elegant - it has everything you need for a perfect vacation. The open living area and the large patio area are places to relax and enjoy.

Living area:

The open living area was furnished with high quality furniture. Tasteful accessories and wall-art complement the luxurious ambience. The TV wall with indirect LED lightning and an electric fireplace make you feel relaxed and create a cozy atmosphere.

Kitchen:

The open and modern kitchen was specifically designed for this home and is fully equipped to delight every cook. In addition, the open kitchen has granite counters and a kitchen breakfast bar for 2 people. Further within this spacious floor plan is the dining area with a dining table for 6 people.

Bedrooms:

All bedrooms were individually designed. The decoration and accessories have been adapted to the harmonious colors of each room. Each bedroom has its own bathroom and TV.

• Master-suite with king-size bed - This large and elegant suite has direct access to the pool and is an ideal retreat to relax. The bed is equipped with LED-lights.
• Guest room 1 with king-size bed
• Guest room 2 with two twin-size beds

Bathrooms:

The master bedroom has its own large bathroom with a walk-in rain shower and a bathtub. One of the two guest bathrooms is directly ensuite and is accessible from the bedroom. The third bathroom is next to the twin bedroom and can be used as a powder bath as well. Additionally, there is a guest toilet outside (Pool/Patio area). All bathrooms are equipped with high quality materials

Laundry:

The functional laundry room was equipped with a high-quality washing machine and a corresponding dryer and has ironing equipment and cleaning utensils.

Office:

The separate office delights with a view to the pool area and the canal, from here you can do your work undisturbed - if necessary.

Terraces, lanai, and outdoor area:

The outdoor area impresses with its size. The lanai area has an effective state-of-the-art mosquito repellent system, which is harmless and has a biological effect. This system also works against the annoying "No See Ums" and mosquitoes. These systems are already being used successfully in large amusement parks. Due to the southeast orientation of the poolarea, you can enjoy the Florida sun a large part of the day or relax on the lounge furniture in the shaded lanai. The electrically heated pool leaves nothing to be desired. The pool has additional seats in the water and two in-water sun loungers. The large covered area has a summer kitchen with grill included. Here you can prepare the fresh catch directly and enjoy it on the outside dining table for 6 people. There are also a large TV, an electric fireplace (not heatable), and a fire pit table available for you to enjoy. The indirect LED lights create a unique ambience at night.

Waterfront, Dock and Tiki:

Villa Atlantis is an ideal starting point for a boat or paddleboat tour through the charming canals of Cape Coral. The boat dock and lift can be used for your own or rented boat. You will enjoy direct sailboat access to the Gulf of America. A tiki with seating and additional lounge chairs on the dock offer places for you to relax and experience the laid-back Florida lifestyle.

Location of the villa:

The Villa is located in the southwest area of Cape Coral. Shops and supermarkets are in the immediate vicinity. The elegant Cape Harbor and Tarpon Point Marina are not far and offer shops, bars, restaurants, boutiques, and live music on certain nights of the week.

Additional Information:

All rooms are equipped with large HD TV’s. W-LAN reception is possible everywhere. A Nespresso machine is also available (please bring your own capsules). A Sonos system is available for background music. A Ping Pong table invites for fun matches.
